Workflow

Preliminary consultation: Approximately 1 month: Up to this point, there is no charge.

・Discuss basic conditions for housing and other construction.

・We will survey the site and investigate the legal conditions at the local government office.

・Based on this, we will propose basic ideas about housing and usage.

Consultation

Creation of the first draft: Approximately one month after preliminary consultation: The fee up to this point is 200,000 yen.


・Based on the above conditions, we will create the first draft after obtaining the client's approval.
・The presentation will be made using a summary (structure, finish, budget, schedule), models, and drawings.
・The fees paid up to this point will be incorporated into the design supervision contract once it is concluded.

First Presentation

Conclusion of design supervision contract: This will take approximately 1-2 months from the presentation of the first proposal.


・Once the basic design is finalized, we will enter into a design supervision contract. The design supervision fee is 12-20% of the total construction cost.
・The design supervision fee rate will be determined through negotiation depending on the difficulty of the design. For wooden structures, it will be 12% or more. For steel and reinforced concrete structures, it will be 15% or more.
*Basically, it is calculated based on the service fee standards set by the Ministry of Land, Infrastructure, Transport and Tourism.
- If the site is far away (outside of urban areas), actual travel expenses will be charged (construction supervision is required approximately 20 times).
・We may request your cooperation in design supervision to reduce transportation costs.
In this case, the supervision will incur actual travel expenses, but no additional design supervision fees will be charged.
・The payment method for the design supervision fee is as follows:
1. At the time of signing the design supervision contract (remuneration for basic design)
2. Upon completion of drawings (half the fee for the detailed design): Approximately 1.5 months after the design contract is signed
3. At the time of construction contract conclusion (remaining amount of remuneration for detailed design): Approximately 4 months after the design contract conclusion
4. Upon completion and handover (fees for on-site supervision)

Design contract, basic design

Detailed design: The design period is approximately 3 to 4 months after the design supervision contract is signed.


During this time, we will create drawings for an estimate, and we will have several meetings to discuss the details of the design.
・Once the detailed design drawings are finalized, we will request quotes from two or three construction companies.
Recently, it is common to request a quote from one reliable company and then decide on the construction cost through discussion.

Detailed design

Conclusion of construction contract: It takes about two months from the time the quotation drawings are handed over to the construction company.


・The estimate period is approximately 3 to 4 weeks. After that, we will evaluate the estimate and discuss the construction cost in 1 to 2 months.
・Once the construction contract is finalized, a confirmation application will be submitted to the local government office.
Once the construction cost has been determined and the confirmation application has been approved, a construction contract will be concluded with the construction company.
- The payment method for the construction work will vary depending on the contractor, but payment terms will be determined through discussion.

Construction contract

Construction supervision: The construction period will be approximately 6 to 7 months.


-The estimated construction time for a two-story wooden building is approximately 6 months, for a steel frame building it is 7 months, and for a reinforced concrete building it is 8 months.
If there is a basement, an additional month or so will be required.
・The necessary costs other than the construction costs are as follows:
1. Ground-breaking ceremony: If you want to have a Shinto priest perform the ceremony, it will cost 30,000 to 40,000 yen. If you choose the simplified method, it is free.
2. Topping-out ceremony: This will cost 150,000 to 200,000 yen as a gift to the construction company and for simple food and drink.
3. Other fees that may be required include a confirmation application fee (approximately 50,000 yen), an intermediate inspection fee (approximately 50,000 yen), and building registration fees.

To summarise the above, the overall schedule is as follows:
・Design period (from preliminary consultation to construction contract): Approximately 4 to 6 months ・Construction period (from construction contract to completion and delivery): Approximately 6 to 7 months Total: Approximately 1 to 1.5 years
